A certified inspector is highly skilled to investigate problems in existing structures, inspect and report on probable existing deficiencies and reoccurring defects and has the expertise to review a residential or commercial building for problem areas in conditions or design. Building sciences are at the forefront of the Certified House and Property Inspector and many of the inspectors have the expertise and certification(s) to provide their clients with consulting services in building sciences, design and engineering technology.

BCIPI is an institute that has established high certification standards based on academics in applied science qualifications as well as demonstrated experience and competency in the field of house and property inspections. The two levels of certification are CHI (Certified House Inspector) and CPI (Certified Property Inspector). The Certified House Inspector and Certified Property Inspector are protected titles and the CHI and CPI are protected designations under the ASTT Act. Professional certification for house and property inspectors, requires members to adhere to a Code of Ethics, provide disciplinary mechanisms to review breaches of the Code and performance to the STANDARDS OF INSPECTION of the British Columbia Institute of Property Inspectors.

The members of the association are regulated through Canadian Technology Standards (CTS). These standards are consensus documents that are produced through the Canadian Technology Human Resources Board (CTHRB). Technology program accreditations, at Colleges and Institutes throughout Canada are based on these documents, and are monitored by the Canadian Technology Accreditation Board (CTAB).
