Emerald conducts a roof review to determine the present condition of your roof covering. If the roof covering is at a stage for replacement, Emerald provides detailed design of the new roofing system, implements planning, budgets, assists in the selection of the roofing contractor and scheduling of your project and assures the control of quality, time and cost.
The quality of our service is reflected in the commitment we have made to staff training and development. All our surveyors are registered with the Applied Science and Technologists and Technicians of British Columbia (ASTTBC) and have the local knowledge and experience necessary to provide accurate, reliable inspections.
ROOF CONDITION SURVEY REPORTS
Our inspection findings are documented in a comprehensive, narrative report, which provides a clear overview of the various building component conditions and identifies specific defects.
Our report will describe the results of our field investigations with the following format below:
Observations
- Emerald will present a description of field observations, complete with color photographs and sketches where necessary.
- Detailed descriptions of the conditions of the various roof coverings and locations and level of deterioration.
Conclusions
- Based on field observations, Emerald will present conclusions and indicate how they will affect the performance of the roof coverings.
Life Expectancies
- Emerald will indicate, where practical, our estimate of the remaining life expectancy of various roof assemblies.
Priorities of Attention
- Emerald will recommend priorities of attention for short term repairs and maintenance of the various roof coverings to maximize the remaining service life.
Preliminary Budgets
- Emerald will provide an estimate of associated costs of replacing the roof coverings which are close to the end of their useful life span.
DESIGN & SPECIFICATIONS
- Develop and prepare the necessary repair details, procedures and specifications documents for the economical replacement of the roof coverings.
PROJECT ADMINISTRATION
- Assist in the pre-qualification procedures and invitation to bids by contractors.
- Review the tender documents, call for bid proposals and assist in bid selection.
- Review the construction schedule and discuss its implications with the owners.
- Prepare the Contract Agreement to be signed by the owners and contractor.
PROJECT MANAGEMENT & SITE INSPECTIONS
- Inspect the construction site for potential liabilities and review for adherence to the WCB safety regulations.
- Ensure the general safety of the work site for all workers and occupants of the buildings.
- Inspect representative samples of the contractors work in progress to ensure compliance with contract specifications.
- Prepare site visit inspection reports and monthly progress reports for the building owners and review project progress as necessary.
- Review and comment on the contractors progress and review any construction costs presented by the contractor and issue Certificates of Payments, for progress payments to the contractor.
- Conduct a final inspection of the project and complete a deficiency report subsequent to the completion of the project.
- Provide the warranty documents that will be provided from the roofing contractor and warranty providers.
