PROJECT MANAGEMENT

Emerald manages a project from inception to completion and implements planning, construction budgets, scheduling, procurement design and construction phases of your project and assures the control of quality, time and cost.

After careful analysis of the site and your requirements, our experienced team of construction managers directs the implementation of the work from design review through construction methods to achieve timeline and budget requirements. Sound project decisions are implemented through your involvement and the timely information we provide that is necessary to make the right decisions.

The two main phases of project management and the services we provide:

1. Project Planning
  • Prepare detailed construction budgets for the total construction, consulting and engineering costs for the project.
  • Provide the samples of the various building materials for selection of design and economic impact on the building restoration.
  • Assist in the selection of an Engineer or Architect.
  • Arrange short term project financing, if required.
  • Assist owners and contractor with the application for the building permits.
  • Manage project costs and funds according to project budgets and maintain financial accounting reports during the course of the project.

2. Project Administration
  • Review the construction schedule and coordinate with the contractor and building owners to maintain acceptable scheduling with the owners and contractor.
  • Inspect the construction site for potential liabilities and review for adherence to the WCB safety regulations.
  • Ensure the general safety of the work site for all workers and occupants of the building.
  • Inspect representative samples of the contractor’s work in progress to ensure compliance with contract specifications.
  • Review and comment on the contractor's progress and review any construction costs presented by the contractor and issue Certificates of Payments, for progress payments to the contractor.
  • Issue Change Orders and review the contractor’s time and materials and approve contractor’s invoices for the extras to the contract.
  • Prepare site-visit inspection reports and monthly progress reports.
  • Provide copies of all field reports, change orders and project costs to the owners.
  • Conduct a final inspection of the project and complete a deficiency report subsequent to the completion of the project.
  • Attend project meetings scheduled by the Project Engineers and/or building owners.
  • Issue a Certificate of Substantial Performance upon satisfactory completion of the contract work.
