Some of the fundamental questions that arise are - is the dwelling itself sound? What kinds of repairs may be in order, and what can reasonably be anticipated in the way of costs? An inspection report will give you the answers that you will need to make an informed decision on the purchase of your property.
Residential
A condition survey is carried out by our experienced inspectors to provide you with sound information on the present condition of the roofing, exterior, structure, mechanical and electrical systems of the house.
Commercial
A condition survey is carried out by a team of our experienced inspectors on all types of commercial dwellings ranging from small retail building to large office complexes and warehouses.
If you are in the process of purchasing a residential or commercial dwelling a professional independent inspection can make a difficult decision much easier:

We encourage you to accompany the inspection to review the results of the condition of the dwelling. It represents an excellent opportunity for you to familiarize yourself with the property's technical features and to learn about the property that you are about to purchase. It will be a valuable learning experience.

When your inspector has completed the condition survey of the dwelling, you are presented with a written report, consolidating the details and inspector's professional opinions of the inspection.
Once you have purchased, it's your responsibility to maintain it, repair it, anticipate problems and pay the bills. This is why it's best to know as much as you can about potential problems before you make the commitment to purchase.
Our inspections meets the Inspections Standards of The British Columbia Institute of Property Inspectors and cover all major systems including the roof, exterior, structure, electrical, heating, cooling, insulation, plumbing and interior.
All Emerald's inspectors have met the rigorous training and educational requirements of The Applied Science Technologists & Technicians of BC and The British Columbia Institute of Property Inspectors and are Board Certified as CERTIFIED HOUSE INSPECTOR or CERTIFIED PROPERTY INSPECTORS in order to perform their duties skillfully. There are no untrained or unsupervised student inspectors on-site doing inspections only Certified Professional Inspectors.
